Viglacera Profit Up 5.2x as Land Leasing Lifts Margins

Viglacera's Q3 revenue rose only 16.6%, yet net profit jumped 5.2x. Cost of goods barely moved, and industrial-park land leasing delivered nearly 54% of nine-month gross profit.

Corporate Analysis

In Q3 2026, Viglacera Corporation (HoSE: VGC) sold roughly VND 541 billion more than a year earlier, and almost all of that extra revenue dropped straight into gross profit. The reason is cost of goods sold, which barely moved. That is the mechanism behind the 5.2x jump in net profit that has been the talk of the weekend.

According to the consolidated Q3 2026 financial statements, Viglacera's net revenue came in at nearly VND 3,795 billion, up 16.6% year on year.Người Quan Sát Pre-tax profit reached about VND 829 billion, up 361% from roughly VND 180 billion in Q3 2025.Dân Việt Net profit was VND 616 billion, 5.2 times the same quarter last year.Người Quan Sát

The question is simple: why would revenue grow less than 17% while profit multiplies? The numbers offer several layers of explanation, and no single one covers it alone.

Cost of goods sold barely moved

In Q3, Viglacera's cost of goods sold rose just 0.9%, to nearly VND 2,586 billion.Người Quan Sát A year earlier, net revenue was VND 3,253.98 billion and gross profit VND 691.65 billion, which implies cost of goods of about VND 2,562 billion.

Put the two quarters side by side and the arithmetic is tidy. Revenue rose by about VND 541 billion; cost of goods rose by about VND 24 billion. The difference flowed almost intact into gross profit, which reached VND 1,209 billion in Q3 2026, up 74.8% and about VND 517 billion above the prior year.Người Quan Sát

Gross margin therefore climbed from 21.3% to 31.9%.Người Quan Sát Put differently, gross profit per dong of revenue rose by roughly half in a single year.

When cost of goods stays flat while revenue grows, there are usually two explanations. Either input costs fell within each segment, or the revenue mix shifted toward higher-margin segments. The press has not published a segment breakdown for Q3 alone, so it is not possible to measure how much each explains. The nine-month figures, however, lean fairly clearly toward the second.

Industrial-park land delivers over half of gross profit

For the first nine months of 2026, industrial-park infrastructure leasing brought in revenue of nearly VND 3,271 billion, up 40.2% year on year. The segment produced about VND 1,855 billion of gross profit, close to 54% of the company's total.Người Quan Sát

Against nine-month net revenue of VND 11,531 billion, land leasing is only about 28% of sales yet supplies more than half of gross profit. That implies a segment gross margin near 57%, a level building-materials lines struggle to reach.

That margin gap helps explain why cost of goods could stay flat. When much of the added revenue comes from handing over industrial land, cost rises very little relative to sales. The company's own explanation also says the profit surge came mainly from industrial-park infrastructure leasing and better building-materials performance at subsidiaries.Người Quan Sát

For shareholders in VGC, the implication is direct. Viglacera is still often described as a maker of bricks, glass and sanitaryware. By gross profit, though, earnings are now tied more closely to the pace of industrial-land leasing and handovers than to bricks and tiles.

Glass reverses, roof tiles slip

The rest of gross profit comes from building materials, where product lines moved in opposite directions.

Glass and mirrors saw the biggest turn. Nine-month revenue rose 48.8% to more than VND 2,109 billion. More importantly, the segment earned nearly VND 186 billion of gross profit, against a gross loss of more than VND 33 billion a year earlier.Người Quan Sát Exiting that loss alone lifted nine-month gross profit by about VND 219 billion.

Ceramic tiles remain a large segment, with revenue above VND 3,075 billion, up 12.4%. The press has not reported gross profit for this line. At the other end, bricks and roof tiles fell 14.6% in revenue to about VND 730 billion.Người Quan Sát A multiple-fold profit gain, in other words, does not mean every building product is selling well.

Putting the gain against the right base

A large part of the "5.2x" comes from Q3 2025 being a very weak quarter. Gross margin then fell to 21.26%, the lowest since Q4 2024. A low base inflates the growth rate relative to the real improvement.

Viglacera quarterly gross margin, Q4 2024 to Q3 2026

The second factor is other profit. In Q3 2026 Viglacera booked more than VND 93 billion of other profit, versus a loss of about VND 1.3 billion a year earlier.Người Quan Sát Pre-tax profit rose about VND 649 billion. Of that, higher gross profit contributed about VND 517 billion and other profit about VND 94 billion, roughly one-seventh. Other profit helped, but the core business still carried most of the increase.

Finally, Q3 was not the strongest quarter of the year. In Q2 2026 Viglacera earned pre-tax profit of VND 1,036.44 billion, about VND 207 billion more than Q3. Q2 gross margin was 31.11%, close to Q3's 31.9%. A high margin is therefore not a one-quarter event, but the scale of profit swings with how much revenue is recognized in each quarter.

Taken together, the low base, other profit and a revenue mix shifting toward industrial land all coexist. The data lean toward the mix shift: the gain in gross profit is more than five times the contribution from other profit, and margin has hovered around 31% since Q2. The low base mostly makes the growth rate look bigger; it does not create the profit.

Full-year plan already exceeded after nine months

Over nine months, Viglacera earned pre-tax profit of VND 2,281 billion, up 73% from about VND 1,322 billion.Dân Việt Net profit reached VND 1,769 billion, up 85.1%.

The full-year 2026 pre-tax profit plan is VND 1,820 billion, so after nine months the company has surpassed that target by about 25% and completed more than 75% of its revenue plan.Người Quan Sát Beating the plan this early suggests the original target was set cautiously. It does not say how much Q4 will earn.

Balance sheet: cash down on dividends, debt down

At September 30, 2026, Viglacera held about VND 918 billion in cash and equivalents, down more than VND 1,456 billion from the start of the year. That drop should be read alongside two other items: the company paid about VND 1,324 billion in dividends over nine months and still holds more than VND 2,600 billion in term deposits.Người Quan Sát The thinner cash balance reflects dividend payments more than any shortage of funds.

On the funding side, borrowings and finance leases stand at about VND 5,251 billion, down about VND 335 billion from the start of the year.

The item most worth watching is inventory, at more than VND 10,413 billion, nearly 39% of total assets.Người Quan Sát Much of it is work-in-progress on real estate and construction projects, that is, money already spent on projects that have not yet produced revenue. For an industrial-park developer, that is both a down payment on future years' profit and capital waiting to turn into cash.

The unknown: how much margin holds in Q4

From these numbers a clear reading frame emerges. Viglacera's earnings now depend on how much industrial land is handed over and recognized in each quarter. A heavy-handover quarter lifts profit; a light one can pull margin back toward the building-materials level.

Only the Q4 2026 report can show whether the 31.9% margin holds. The natural benchmark is Q4 2025, when gross margin was 33.06% and gross profit VND 1,315.03 billion. If Q4 2026 margin stays around 31 to 33%, the industrial-land model is running steadily. If it slides back to the 21 to 26% range seen in Q3 2025 and Q1 2026, that signals slower land handovers.

This article does not estimate Q4 or full-year profit, nor does it comment on VGC's share price. What can be tracked in the next report is gross margin and the share of profit from land leasing, since those indicate how repeatable this year's earnings are.
