On October 19, Phuoc Hoa Rubber (PHR, HoSE) approved its third-quarter and nine-month results for 2026. Parent-company net profit for the nine months is estimated at VND 882.36 billion, or 113.23% of the full-year plan.Tin nhanh chứng khoán The full-year profit target is roughly VND 779 billion, so it has been passed with a quarter of the fiscal year still to go.
The same report shows the plantations are lagging: self-tapped latex output stands at 8,586.08 tonnes, 62.67% of the annual plan.Tin nhanh chứng khoán Profit is ahead of plan while volume is short by nearly 40%. For anyone holding PHR shares, the question is where this profit comes from and how much of it will recur in later years.

Q3 carries nearly half of nine-month revenue
Looking at the numbers, Q3 parent-company revenue was VND 1,153.37 billion, with pre-tax profit of VND 491.26 billion and net profit of VND 409.35 billion. Over nine months, parent-company revenue reached VND 2,336.64 billion, or 102.48% of the annual plan.Tin nhanh chứng khoán In other words, Q3 alone brought in about as much revenue as the first six months combined.
These are parent-company estimates, and the October 19 report does not break out other income. This article therefore does not split Q3's VND 409.35 billion into a latex portion and a land portion. What can be separated is the picture of each source over the nine months.

Source one: latex, short on volume but well priced
Latex is PHR's recurring annual income. Beyond its own tapping, the company bought another 11,839.97 tonnes over nine months (81.65% of plan) and sold 21,468.04 tonnes of finished latex, 76.13% of plan.Tin nhanh chứng khoán
PHR gives three reasons for slow self-tapped output: prolonged rain, competition for raw material, and aging plantations. Price makes up part of the gap. The nine-month average selling price was VND 56.92 million per tonne, 15.13% above the plan of VND 49.44 million. Finished latex alone sold at VND 57.97 million per tonne, 13.78% above plan.Tin nhanh chứng khoán

The 62.67% figure also has to be read against the seasons. Q4 is the main tapping season, and PHR targets 5,114 to 6,164 tonnes in the last three months. The full-year plan implied by the report is roughly 13,700 tonnes, so reaching the low end of that range would just meet the plan. In Q4 the company also aims to sell about 7,000 tonnes of finished latex, for latex revenue of about VND 434 billion at a target average price of VND 62 million per tonne.Tin nhanh chứng khoán
So the latex business is holding up this year mainly because of price. Output trails the plan and catches up only if Q4 goes well.
Source two: compensation for land handed to industrial parks
This source is different in nature. PHR holds a large rubber land bank in the former Binh Duong area, and part of it is being reclaimed for industrial parks. Each time land is handed over, the company receives compensation and support for early clearing of the plantation, booked as other income.
The amount still to come is large. According to MBS, the VSIP III compensation package has been revised up to VND 3,260 billion. As of December 31, 2025, PHR had received VND 1,157 billion, with about VND 2,103 billion expected to be paid in 2026–2027. For the Bac Tan Uyen 1 mechanical industrial park, developed by Thadico Binh Duong (part of Thaco), about 704 hectares sit on PHR's rubber land. The company expects to receive more than VND 1,400 billion, of which about VND 500 billion would be booked in 2026.Người Quan Sát
Note that the VND 2,103 billion is measured from the end of 2025, so amounts received during the first nine months of 2026 have not been deducted.

Before PHR published its nine-month figures, MBS separately expected compensation from Thaco and VSIP to add about VND 440 billion of net profit in Q3.Người Quan Sát That is a brokerage forecast, not a company-reported number. The actual Q3 compensation will only show once the Q3 financial statements are filed.
The two sources are not equal for shareholders
Latex money returns every year, as long as the trees and the price hold. Compensation is tied to individual plots: once an area is handed over and paid in full, that source stops. For VSIP III and Bac Tan Uyen 1, the payment schedule runs into 2027.

Beyond these two projects, further compensation depends on new industrial parks. According to the October 19 report, PHR is speeding up zoning plans at 1/2,000 scale to complete applications for investment approval at Tan Lap 1, Bac Tan Uyen 2, Lai Hung and the second phase of Tan Binh.Tin nhanh chứng khoán Some project sizes have been cited: Tan Lap 1 at about 200 ha, Bac Tan Uyen 2 at about 495 ha, Lai Hung at about 600 ha.Người Quan Sát These projects are still at the zoning stage to seek approval, with no land-reclamation decision or compensation level yet, so they cannot be counted as money in hand.
Compensation is also not "paper profit". It is real cash tied to a real asset, PHR's land bank. The difference is only in rhythm: it arrives with handover progress rather than with the seasons, and it has an end point.
Assessment: wait for Q3 accounts to see where the beat came from
The evidence at hand is not enough to split the VND 882.36 billion into two parts. What is clear is that latex alone does not explain the beat: self-tapped output is at 62.67%, and a price about 15% above plan covers only part of the gap. The rest may come from land compensation, but the October 19 report does not break out other income, so the real share remains unknown.
There are two ways to read the same number. If Q3 other income is large, most of the beat comes from land, and profit from 2027 onward will depend on VSIP III and Bac Tan Uyen 1 being paid on schedule, and on projects such as Lai Hung and Tan Lap 1 winning approval in time. If other income is small, latex is contributing more than expected thanks to selling prices that have moved into the VND 57–62 million per tonne range.
Two signals are worth watching in the coming months: the other-income line in the Q3 financial statements, and Q4 tapping output against the 5,114-tonne floor PHR set for itself.
